List and sell

Bring your renovated home to market -- and repay at closing.

With the renovation complete, your home is ready to list. This is the final phase of the Renovate to Sell process -- and the one where the investment in renovation pays off. The goal is to bring a move-in ready, renovated home to market that attracts competitive offers and sells for more than an as-is sale would have generated.

What Changes After Renovation

The home that goes to market is fundamentally different from the one that started the process. Buyers see a property that is updated, move-in ready, and free from the condition issues that typically lead to price reductions or buyer concessions. This typically results in:

  • A higher list price supported by comps on renovated homes
  • Stronger buyer interest and more competitive offer activity
  • Fewer inspection-related requests for repairs or credits
How the Listing Is Priced

Pricing is based on the after-repair value established in the renovation plan, validated against current comparable sales at the time of listing. Your agent and Revive can review the comp set together to arrive at a pricing strategy that reflects current market conditions.

How Repayment Works

When your home sells and escrow closes, Revive's deferred renovation costs are repaid directly from your closing proceeds -- alongside your agent's commission and standard closing costs. You do not need to make any separate payment or arrange any financing. The repayment is handled automatically at settlement.

What you keep is the difference between your net sale proceeds and the total deferred costs. In most cases, the renovation investment generates significantly more in added sale value than it costs -- resulting in more money in your pocket than an as-is sale would have produced.

After the Close

Once the sale closes, the Renovate to Sell process is complete. There are no further obligations. If you have questions about your final settlement statement or how the deferred costs were applied, your Revive Property Advisor or the escrow officer handling your transaction can walk you through the numbers.
